Where do the deals come from?

PropScout pulls listings from Rightmove, Zoopla, and OnTheMarket via a licensed data feed. We scan for new matches every hour and score every property across all five strategies the moment it lands.

How accurate is the valuation?

We use PropertyData's Automated Valuation Model, trained on Land Registry sold prices for every postcode in England and Wales. Every AVM comes with a confidence interval — low, central, and high — so you always know how much weight to put on the number.

Is using PropScout legal?

Yes. We licence our property data through PropertyData, who hold the commercial agreements with Rightmove, Zoopla, and Land Registry. You see our analysis; we deep-link you to the original listing. Zero scraping, zero grey areas.

What UK-specific risks does PropScout flag?

EPC rating and MEES 2028 compliance, Article 4 HMO restrictions, leasehold lease length (with short-lease warnings below 80 years), flood risk zones, conservation area and listed building status, and selective licensing zones.
